Role Overview
We are hiring a firm, fair, and persistent Collections & Accounts Receivable Specialist to manage tenant delinquencies across a growing mobile home park portfolio.
This is not a data-entry or passive admin role.
This role is phone-heavy, enforcement-focused, and results-driven, with a strong emphasis on recovering revenue, enforcing lease terms, and managing the legal eviction process in coordination with attorneys.
You will be the frontline owner of delinquency outcomes — holding tenants accountable while remaining professional, empathetic, and policy-driven.

Key Responsibilities
High-Volume Outbound Collections

Make daily outbound calls and texts to delinquent tenants

Proactively pursue payments — we do not rely on automated emails

Secure promises-to-pay and follow up until resolution

Maintain consistent pressure while remaining respectful and professional
Negotiation & Resolution

Structure realistic payment plans within company policy

Clearly communicate consequences when payment plans are broken

Balance empathy with enforcement — firm, fair, and consistent
Legal & Attorney Coordination

Serve as the primary liaison with the company’s law firm

Draft and manage legal notices, including:

Pay or Quit notices
-
Eviction filings
-
Provide attorneys with accurate:

Rent Manager ledgers
-
Payment histories
-
Documentation needed to support filings
-
Understand the legal gravity of notices and timelines
Rent Manager Ownership

Log every call, text, payment promise, and outcome directly in Rent Manager
-
Read and interpret tenant ledgers without assistance
-
Apply late fees, post charges, and generate delinquency reports
-
Maintain clean, audit-ready documentation at all times
