Tenant Services Representative (Bilingual | Property Management | Nicaragua)

Placed by Virtual Wizards

Virtual Wizards is a direct-hire recruitment partner helping U.S.-based companies build high-performing remote teams in Latin America. This is a long-term opportunity working directly with a fast-growing property management technology platform as a core member of their tenant services team.

Compensation: $1400 - $1800 Job Type: Full-Time, Independent Contractor Placement Type: Long-term direct placement Location: Remote (Nicaragua)

About the Role

This is a blended role that combines two functions our client previously ran as separate teams, rental assistance/tenant mediation and eviction & delinquency management — into a single Tenant Services position. Rather than owning one narrow piece of the tenant lifecycle, you'll be the go-to point of contact for tenant-facing issues end to end: from routine lease and tenancy questions to sensitive, overdue-rent conversations.

This is not a supervisory, training, or reporting role. It's an individual contributor position for someone who wants to be in the work, closing tickets, taking calls, and resolving tenant issues personally not someone who manages, coaches, or reports on a team doing that work. That said, the bar for this role is high: our client is looking for someone who operates with the judgment and ownership of a manager, even though the role itself is individual-contributor.

Key Responsibilities

Rental Assistance & Tenant Mediation

  • Serve as a primary point of contact for tenant questions related to their lease and tenancy (e.g., property modification requests, general tenancy questions).
  • Assist tenants with rental-related needs, helping ensure lease terms are understood and followed by both sides.

Delinquency & Eviction Management

  • Proactively reach out to tenants who fall behind on rent once they pass the property owner's grace period.
  • Open payment-plan conversations, follow up on commitments, and keep delinquency cases moving toward resolution.

Ownership & Service-Level Management

  • Manage your own queue of tickets and calls from start to finish each day.
  • When something can't be completed same-day, communicate clearly and proactively about what's outstanding and why, rather than letting it go unspoken.
  • Hit service-level targets independently, without needing a running task list or day-to-day oversight.

General Duties

  1. Adhere to the client's policies, guidelines, and professional standards at all times.
  2. Act as a professional representative of the client in all tenant-facing communications.
  3. Flag risks, blockers, or unresolved items to your manager promptly rather than waiting to be asked.
  4. Document your work clearly so leadership always has visibility into ticket and call status.
  5. Perform additional administrative tasks as reasonably assigned.

Who We're Looking For

  • Someone who takes full ownership of their work rather than waiting for direction — you close your own queue and tell your manager what's left and why, not the other way around.
  • A calm, capable communicator who can handle both routine tenant questions and difficult conversations (like overdue rent) with professionalism.
  • Prior experience in property management, maintenance coordination, customer service, or another high-volume ticket/phone environment is a plus — but not required. Our client is open to training the right person from a different background.
  • Someone motivated by long-term growth who is comfortable doing individual-contributor work now, with the understanding that advancement is a longer-term path (think years, not months) rather than an immediate promotion track.
  • Not a fit for someone looking to move into a management, training, or reporting-focused role in the near term, that's covered by existing leadership on this team.

Schedule

  • Full-time, Monday–Friday, standard U.S. business hours
  • Independent contractor engagement
